SHAWNEE COUNTY HOME SALES REPORT – APRIL MARKET UPDATE

Home sales across Shawnee County saw a small drop in April, with 199 homes sold, down from 209 sales in April 2024. Despite the dip in total units sold, the overall sales volume increased to $42.3 million, showing that buyers are still active and prices are holding strong.
The median sale price rose to $197,500, up from $186,000 a year ago—a clear sign of rising home values in the Topeka area. On average, homes spent just 4 days on the market and sold for 100% of their list price, reflecting strong demand and smart pricing strategies.
ACTIVE LISTINGS ON THE RISE IN SHAWNEE COUNTY
At the end of April, 195 homes were actively listed for sale in Shawnee County, a noticeable increase from 145 listings this time last year. This boost in inventory gives buyers more choices and represents a 1.0 months’ supply of available homes.

During April, 211 purchase contracts were written, down from 233 a year earlier. However, activity remains steady, with 246 contracts still pending at the end of the month. This ongoing buyer interest highlights that the Topeka real estate market continues to move at a healthy pace.
