Shawnee County Home Sales Dip in August
Shawnee County home sales slowed slightly last month. A total of 241 homes sold in August 2025, compared to 250 homes sold in August 2024. Total sales volume reached $57.5 million, reflecting a year-over-year decrease in overall dollar activity.
The median sale price, however, rose to $210,000—up from $205,500 last year. Homes continued to sell quickly, averaging just 4 days on the market, and achieved 100% of their list price, showing that well-priced homes remain in demand.
Active Listings in Shawnee County Continue to Rise
Inventory increased at the end of August, with 289 homes listed for sale compared to 232 at the same time last year. This represents a 1.4 months’ supply of homes in Shawnee County, giving buyers more options than in previous months.
The median list price for active homes was $250,000, signaling steady confidence among sellers in the Topeka housing market.
Buyer Contract Activity Shows Decline
New contract activity slowed in August, with 187 purchase contracts written, down from 230 in August 2024. At the end of the month, 203 contracts were still pending, showing that while buyer demand has cooled somewhat, steady activity continues across Shawnee County.
