SUNFLOWER MLS HOME SALES REPORT – DECEMBER MARKET UPDATE

The Sunflower MLS wrapped up the year on a strong note. Home sales rose by 17.6% in December, with 267 properties sold compared to 227 in December 2023. Total sales volume surged to $60.4 million, a 30.6% year-over-year increase—highlighting an active close to the 2024 market.

The median sale price landed at $190,000, slightly down from $195,000 the year prior. Even so, homes moved quickly, spending just 9 days on the market and selling for 100% of their list prices—indicating tight competition among buyers.

INVENTORY ENDS THE YEAR HIGHER
At the end of December, there were 403 homes actively listed across the Sunflower MLS, up from 348 at the same time last year. That’s a 1.4 months’ supply—providing buyers with more options as we enter the new year.

The median list price stood at $219,000, signaling stable seller expectations across the region.

CONTRACTS & PENDING SALES
A total of 197 contracts were written in December, slightly down from 208 in 2023. However, 219 contracts were still pending as the month closed out, keeping momentum heading into January.
