Shawnee County Home Sales Tick Up in July

The Shawnee County real estate market saw a slight boost in home sales last month. A total of 228 homes sold in July 2025, up 3.6% from 220 homes sold in July 2024.

While sales volume rose, the total dollar volume came in at $54.6 million, just 0.8% lower than this time last year. The median sale price in July was $210,000, down from $230,000 a year ago. Homes continued to move quickly—spending a median of just 4 days on the market—and sold for 100% of their list price.

Active Listings in Shawnee County Continue to Climb

At the end of July 2025, Shawnee County had 246 active listings, up from 208 at the same time last year. This represents a 1.2 months’ supply of homes for sale, still pointing toward a competitive market for buyers.

The median list price for homes on the market at the end of July was $260,000, reflecting a steady level of seller confidence in the Topeka area housing market.

Buyer Activity Shows Year-Over-Year Growth

Buyer demand stayed strong in July, with 237 new purchase contracts written—up from 224 in July 2024. At month’s end, 243 contracts were still pending, showing that many deals are still in the pipeline for August closings.
