Shawnee County Home Sales Rise in June 2025
Shawnee County real estate saw a positive shift in June 2025, with total home sales increasing by 5.2% to 241 units, compared to 229 homes sold in June 2024. The total sales volume also climbed to $59.5 million, marking a 6.1% increase from the previous year and showing steady buyer activity in the Topeka housing market.
The median sale price for homes in Shawnee County rose to $225,000, up from $220,000 in June 2024. Homes that sold last month were typically on the market for just 5 days and sold at 100% of their list price — a strong indicator of continued demand for Topeka homes.
Active Home Listings Increase at End of June
At the end of June 2025, the number of active listings in Shawnee County grew to 234 units, up from 201 homes available this time last year. This represents a 1.2 months’ supply of homes for sale, providing more options for buyers in the competitive local market.
The median list price for homes currently on the market was $266,500, reflecting seller confidence in the Shawnee County and Topeka real estate markets.
Buyer Contract Activity Remains Steady
During June, 213 purchase contracts were written, a slight decrease from 214 contracts in June 2024. By the end of the month, there were 217 contracts still pending, showing steady buyer interest in Shawnee County real estate despite a modest shift in contract activity.
