Shawnee County Home Sales Decrease Slightly in May 2025

In May 2025, Shawnee County home sales fell to 225 units, compared to 236 homes sold in May 2024. Despite this small decline in sales volume, the total real estate sales amount reached $53.8 million, showing that buyers remain active in the Topeka housing market.

The median home sale price increased to $220,000, up from $210,000 last year. Homes sold quickly, with an average market time of 5 days, and sold at 100% of their list price, reflecting strong demand for Topeka homes.

Active Listings in Shawnee County Show Slight Decline

At the end of May, there were 176 active homes for sale in Shawnee County, down from 182 listings at the same time in 2024. This represents a 0.9 months’ supply of homes, indicating a still-competitive seller’s market in the Topeka area.

The median list price of homes on the market was $294,450, demonstrating ongoing seller confidence in the Shawnee County real estate market.

Buyer Contract Activity and Market Movement

May 2025 saw 202 purchase contracts written, compared to 233 contracts in May 2024. Meanwhile, 234 contracts remained pending at month-end, showing steady buyer interest despite limited inventory.
